Office Building Appraisal Services
For office property appraisals of Class A, B or C properties, single-tenant or multi-tenant, low-rise, mid-rise or high-rise buildings, our Pennsylvania State Certified General Real Estate Appraisers have particular expertise and insight to provide you with the most accurate, unimpeachable property evaluation possible.
Whether you need an appraisal in order to finance, purchase or sell your building, settle litigation, divorce or partnership disputes or dissolution, our experienced appraisers are intimately familiar with the nuances of each particular situation and have the expertise to provide you with the very best appraisal techniques for your circumstances.
During your free consultation, your appraiser will discuss with you the type of appraisal reporting format you need and the scope of work involved, and schedule a site visit to conduct the appraisal. You will also be asked to provide key documentation relevant to the property operation, including copies of tenant leases, current rent roll displaying square footage of units, income and expense reports for two years and a statement of expense reimbursement to the owner.
The most accurate method for appraising a multi-tenant office building is usually the income capitalization approach, using a discounted cash flow analysis. This will allow your appraiser to take into consideration tenant rollover and associated costs, including tenant improvement expenses, rent loss, leasing commissions and more.
A less complex yet still reliable application of the income capitalization approach is the direct capitalization method, which is generally used for smaller, single tenant office buildings that are owner-occupied or leased at market rates. The sales comparison approach may also be applied to back up the valuation findings of the income capitalization approach.
Your appraiser can tailor your appraisal report format to your particular needs and budget requirements, while still conforming to the Uniform Standards of Professional Appraisal Practice (USPAP), and complying with all applicable local, state and federal appraisal guidelines and regulations.
